Owner FAQs
Answers to your frequently asked questions
-
How do you determine the right rental price?
We determine your rental price using a hands-on analysis by a licensed Realtor®, not a generic algorithm. By evaluating real-time market conditions, comparable properties, and neighborhood-specific demand, we position your property at the optimal price point—maximizing income without risking extended vacancy from bad data. -
How quickly can you get my property rented?
Leasing speed isn’t left to chance—it’s driven by pricing and positioning. Every property is different, but through our comprehensive rental analysis, we provide a clear projection based on real-time market conditions, comparable properties, and current demand. When priced correctly, properties move quickly. Our job is to position yours to minimize vacancy and maximize return. -
Who handles maintenance for my property?
We do—and we do it better than most. With both an in-house maintenance team and a vetted network of licensed contractors, we can handle everything from minor repairs to major issues quickly and efficiently. You get competitive pricing, faster response times, and no repair coordination fees—something many management companies quietly charge for. -
What’s included in your property management services?
We provide true full-service property management designed to protect your asset and maximize performance. This includes rent collection, maintenance coordination through our in-house team and trusted vendors, lease enforcement, and full eviction handling—including filing and court coordination.
We also ensure compliance with state and federal regulations, conduct regular property walk-throughs, and proactively monitor the condition of your investment. From day-to-day operations to legal protection, we handle every aspect of management so you don’t have to. -
Why do you require a lock change?
Because it’s critical for both compliance and control. Texas law places strict requirements on property access and tenant safety, especially when it comes to locks.
We also maintain a secure, privately controlled key system to ensure we always have access for maintenance, emergencies, and inspections. This isn’t optional—it’s how we protect your property and operate responsibly.
